Our History
Collingwood Non Profit Housing Corporation was incorporated in 1988. Georgian Gables was the fruit of the vision of members of Collingwood Town Council and community minded individuals who saw first-hand the need for affordable housing in Collingwood. The community group identified a main unifying principle woven into the approval process of all new housing in the late 1980’s. This principle guided them through the development period and on into operations:
Affordable housing is one of the critical building blocks that allow its occupants to improve the quality of their lives and the lives of their children.
Land was secured, volunteers developed a plan and working with Collingwood Town Council and construction professionals spent years building what would be known as Georgian Gables. With the basis of rental support, the Board members of Georgian Gables took advantage of the provincial government’s funding program for subsidies to develop 45 units – this includes one, two and three bedroom units with a superintendent office and a large bright amenity space with a kitchen.
To create an affordable model, the Board involved Simcoe County as our service provider, providing 60% of rent-geared-to-income (RGIs )for the tenants who were not able to afford the unit. To keep the building financially stable, the remaining 40% would be market-rent units.
Over the years, Georgian Gables built a reputation not only for providing affordable housing but also for fostering a sense of community among its tenants. Collaborative initiatives, such as community gardening projects, celebrations, after school help and a strong management support system have played a significant role in strengthening relationships and improving residents’ quality of life. These efforts have highlighted the organization’s commitment to supporting a balanced and inclusive living environment where both rent-geared-to-income and market-rent households can thrive together.
A Tribute to Ray Smith
Ray Smith was a proud Collingwood community builder.
More than 30 years ago, he was an integral part of establishing Collingwood Non Profit Housing – among other impactful projects. Ray and others spearheaded the development of Georgian Gables, a building offering 45 units affordable housing. His team guided the development and construction – and when tenants moved in, the management of safe and affordable homes for hundreds of families and individuals in Collingwood.
Throughout his life, Ray contributed to many other organizations – helping those in need to find housing, programs and services. He went on to help create the Collingwood Youth Centre, Home Horizon Youth Transitional Housing and Campbell House Hospice.
Ray was passionate and skilled at galvanizing support as he worked tirelessly to create a vibrant caring community in Collingwood. He was humbled to receive the Order of Collingwood in 2018. His family, friends and many whose lives he touched attended the ceremony and cheered him on.
Sadly, Ray passed away in 2024. To celebrate his incredible legacy, Collingwood Non Profit Housing will be installing a bench at Georgian Gables in his name. We will honour the many community accomplishments made during his lifetime and Ray’s place as a key Founder in Georgian Gables history.
